Rental Property Deal Analyzer
Analyze rental deals with cap rate, cash flow, DSCR, and cash-on-cash in one dashboard.
What this tool does
Run a full rental deal analysis in one place: income, expenses, financing, and return metrics together instead of jumping between single-metric calculators.
How to use
- Enter purchase price, down payment, and closing or rehab costs.
- Add gross rent, vacancy rate, and monthly operating expenses.
- Set loan rate and term, then click Analyze deal.
- Review cash flow, cap rate, cash-on-cash, and DSCR with a full breakdown table.
Formula
NOI = effective gross income − operating expenses; cap rate = NOI ÷ price; CoC = annual cash flow ÷ cash invested; DSCR = NOI ÷ debt service

When to use the full analyzer
Single-metric calculators like cap rate or NOI answer one question at a time. This dashboard combines income, expenses, financing, and return metrics so you can screen a rental deal without switching tools.
Use cap rate for unlevered yield comparisons. Use cash-on-cash and DSCR when financing matters.
